New Building Update – A Letter from Bob Wernick
I am pleased to report that our efforts to finally start construction of our new building is continuing to move along.  The County tells us that they have approved everything except what is needed from the CV Water District.  We expect that approval within days.  We can then move forward with the final drawing from our civil engineer which should take another two to three weeks.
At that time, we will give the potential contractors the final plans so they might revise their bids.  Without these drawings, the contractors had been able only to give us “allowances” for the work and “allowances” subject us to large potential changes.  Once we receive any changes, we will meet with the bidders, evaluate the subcontractors and award the contract.
When we first began this process and started to look for land, the project did not look possible because of the cost of land and the size of the site needed.  We were very fortunate to call on Xavier Preparatory School; they agreed to provide us with enough land to accommodate the project.  Last fall the initial estimates by the architect and contractors for the building and parking lot were quoted at approximately $1.5 M.  Unfortunately, the current bids are coming in higher–between $1.8M and $2.1M.  Together with your donated-contributions, the CVBF reserves, and my commitment to loan one million dollars, we are still short of the goal.  None of the bids include “soft” costs such as architect and civil engineering fess, permits or fees from various government agencies which are estimated at $150,000.  If any of you can please make a contribution or an additional contribution, I will match it dollar for dollar up to a total of $500,000 and will still honor my prior commitment of loaning up to $1,000,000 in financing.
As always, please feel free to call me with any questions or concerns at 760-321-1120 or email me at
